Our services

  • We specialise in unlocking the full potential of property investments, transforming underutilised buildings into thriving residential communities. Our expertise spans the conversion of existing residential and commercial structures into high-quality apartments and HMO properties, breathing new life into redundant spaces.

We guide developers through every stage of the transformation process and deliver exceptional new-build housing developments. With a proven track record, we help our clients achieve outstanding returns whilst revitalising neighbourhoods and creating homes that people love.

  • We specialise in single and double-storey extensions that transform how you live whilst adding significant value to your home. Whether reimagining your home's layout or creating that dream open-plan kitchen-diner flooded with natural light, we deliver spaces that feel bigger, brighter, and perfectly suited to modern family life.

  • Permitted Development rights allow you to extend or adapt your home without full planning permission but they come with specific criteria and limitations. We assess which rights apply to your property and ensure your design complies with all requirements. To provide complete peace of mind, we recommend obtaining a Certificate of Lawful Development for official confirmation before work begins.

  • With an excellent pass rate, we are well placed to advise you on the best planning-route for your project and steer you through the planning process. Most domestic projects can be assessed under a ‘Householder planning application’ and sometimes don’t require planning permission at all (see Permitted development). We can advise on the most appropriate type of application for your development, prepare, submit and monitor your application, liaising with the Planning officer and any other consultants. We have extensive experience of developments in the countryside, conservation areas, Green belt land and Area’s of Outstanding Natural Beauty with an excellent reputation for achieving great results in the trickiest of circumstances.

  • Do you have a building you want to convert into apartments or a house in multiple occupation ( HMO )? Space planning is at the core of House Gecko, we are at our best when carving up space into smaller parts. Our in-depth understanding of all aspects of this type of development helps our developer clients create unique residential developments which maximise the return on their investment. We advise on the options for their development in terms of spatial design, planning constraints and building regulations requirements and manage the whole process for them.

  • Listed buildings require a sensitive approach that preserves historic character whilst ensuring continued functionality. Whether Grade II listed or a non-designated heritage asset, alterations and extensions demand expert guidance.

We navigate Listed Building Consent, prepare Heritage Statements, and manage planning applications where required, ensuring your project respects the past whilst meeting today's needs.

  • All building designs need to be compliant with all of the latest building regulations, which are concerned with all the technical aspects of your building, including structure, fire safety, ventilation, sanitation, drainage & conservation of fuel and power to name a few. Our building regulations designs comply fully with all of the building regulations and can be tailored to go above and beyond the requirements to achieve increased energy-efficiency in your home. We collaborate with local Structural engineers and Energy-assessors where specialist information is required and have excellent working relationships with the Local Authority building control (we are LABC approved partners) and the Approved Inspectors.

  • We offer extended services including contractor procurement, where we prepare tender documents and obtain competitive quotes from approved local contractors or builders of your choice.

Our project management service oversees the build from start to finish, administering contracts and ensuring adherence to design, budget, and programme throughout the construction phase.

  • We bring your new space to life through tailored interior design. Following detailed consultation to understand your requirements and preferences, we present our ideas through mood boards, floor plans, elevations, 3D visualisations, and material samples. Every element from colour schemes and furnishings to lighting and finishes is carefully considered and clearly communicated to create a cohesive design that reflects your vision.

  • Many clients face the same dilemma: builders need drawings to quote, but you need costs before committing to full architectural fees.

Legacy's guide price service solves this. Once initial designs are complete, we pause before the planning stage and obtain a realistic cost estimate from trusted local contractors. This gives you the confidence to proceed — or adjust your plans — before investing further.you need costs before committing to full architectural fees.

  • Converting a loft space can add valuable rooms to your home. Most lofts can be converted without planning permission even including dormer extensions within certain planning constraints.

It all begins with an idea. Maybe you want to launch a business. Maybe you want to turn a hobby into something more. Or maybe you have a creative project to share with the world. Whatever it is, the way you tell your story online can make all the difference.

  • If your planning application has been refused, we can help you challenge the decision. Legacy reviews your case to identify valid grounds for appeal — whether incorrect policy interpretation, factual errors, or procedural issues — then prepares and submits a compelling appeal statement to the Planning Inspectorate.

  • Garage conversions offer one of the most cost-effective ways to add living space — whether for a home office, guest bedroom, or extra reception room.

Planning permission is often not required under Permitted Development, though Building Regulations approval is essential. We guide you through the process from design to Building Control approval, ensuring your conversion maximises space whilst meeting all requirements.

  • Annexes provide independent living space for elderly relatives, teenagers, or holiday letting — balancing proximity with privacy. Whether detached, attached as an extension, or created through thoughtful reconfiguration of existing space, we design annexes that maintain clear boundaries whilst keeping families connected.

  • We design bespoke new build homes for developers, balancing vision with planning requirements to create properties that complement their surroundings. Our portfolio ranges from contemporary family homes to cutting-edge sustainable builds, including Passive House developments.
