The Story
53 Beach Road was the house we managed to purchase directly next door to our very first project. Whilst we were working on our first property on Beach Road, we became friendly with the neighbour, who said that “one day we may sell” if we were interested — to which we said most certainly.
Nearly two years later, we were given the opportunity to purchase it. This property sold for £30,000 more than the neighbouring property we owned because of how much bigger we made it.
Owning both properties allowed us to have some control over the pricing, proving it was a worthwhile exercise.

The Story
Where It All Started!!!
This was by far the scariest property we purchased because it was our very first. We had zero idea what we were doing. No advice, no understanding as to how bridging loans worked and no mentor to ask for help.
So many things went wrong and the project tested us at every stage. Looking back now, it became one of the biggest learning experiences in the Legacy journey.
We learned so much from this property and it will always hold a special place in the Legacy story, because without this project and the vision that came from it, Legacy Property Training would not exist.
It was bought as an unfinished project and we had to learn everything from scratch. Every challenge, mistake and success became part of the foundation that would later shape the Legacy business.
However, it turned out to be a lovely home in the end.
105 Watling Street
Jun 2021 – May 2022
The Story
This was our second purchase and this time it was something slightly different. We had heard all the noise about HMOs and how good they could be, so we decided this could be our chance to try one properly.
The property was purchased at auction for £86,000, which we were very proud of at the time. However, we bought it blind without a viewing, thinking, “what could go wrong?”
As it turned out, quite a lot. There had been a huge fire out the back and everything resembled a Dali painting, with parts of the property completely melted. Safe to say, there were some unexpected costs.
Despite that, we managed to get full planning to convert it into a six-bedroom HMO, finished to a high standard. This project became the start of the Legacy HMO strategy.
1 Colemere Road
Aug 2021 – Nov 2021
The Story
This was a lucky opportunity, as we were fortunate enough to get a surprise call from an estate agent we had built a good relationship with. The property had only just come onto the market that day, and we were in a position to buy.
After a 20-minute walk around, a price was agreed and we went straight to legals. We bought it for £125,000, updated it to a high standard, and after four months it was back on the market.
We spent £37,000 on the refurbishment and a bidding war started. We managed to sell the property for £225,000 to a cash buyer — a great turnaround and a healthy profit.

Jan 2022 – Apr 2022
The Story
This one nearly caught us out. We received a call stating our bridging loan was due to end in three months’ time and that an inspection was needed.
With so many projects underway, this one had slipped down the priority list.
Safe to say, this became the quickest refurbishment we had ever done, and luckily we managed to get it finished in time.
An easy flip that nearly caught us out.
Cleveland Street
May 2022 – Sep 2022
The Story
This was a turning point for the company and gave Legacy a major financial boost.
It was by far the worst house on the best street. The property had fallen into complete decay, with very little work spent on it for years. It was falling down, and because of the amount of work needed, most buyers were not interested.
Legacy saw the opportunity differently. There was a beautiful house hidden underneath the neglect, so we agreed a very low purchase price of £86,000 and invested a further £146,000 into turning it into a beautiful home.
A bidding war followed, and the property sold for £395,000 — around £120,000 more than any house had previously sold for on the street.
The project delivered a very healthy profit and was nominated for an award, where it won Best Refurbishment for the work completed.
This became one of the standout projects in the Legacy portfolio and proved that the worst houses can often deliver the biggest rewards.

The Story
Another retained HMO project, strengthening recurring monthly income and proving the Watling Street model could be repeated.

The Story
Our first delayed completion came in the form of a rundown property that had been much loved by its owners for many years but had fallen into disrepair.
The main issue with the house was movement and visible cracking in the walls. It had proven difficult to sell and previous sales had fallen through multiple times after surveys highlighted the structural concerns.
We approached the situation differently and suggested the vendor sell the property to us at a reduced price, while allowing us to carry out the work before the sale completed. The aim was to remove the issues that were alarming surveyors and preventing mortgage approval.
After some negotiation, we managed to reduce the purchase price by £63,000, giving us a healthy head start towards the refurbishment costs.
We also agreed to pay the owner at the back end once the work had been completed, allowing us to benefit from a higher valuation. Trust was built and they agreed to the arrangement.
Once complete, the property was transformed. We added an extra bedroom and much more. The finished property was valued at £315,000 and is now operated as an Airbnb. It has proven to be a great investment.
109 Watling Street
Jul 2023 – Sep 2023
The Story
Making it a hat trick. We were offered another property on Watling Street that had previously been turned into two separate apartments, and it made complete sense to own this property with a view to purchasing the whole row at some point in the future.
One property was liveable, the other not so much. The roof had fallen through due to a water leak, so some heavy negotiation was needed.
In the end, a figure was agreed between both parties and the sale went through swiftly.
We completed two light refurbishments on these properties with a view to renting them out to insurance companies for short-term rentals. They were quick turnarounds and have proven successful.
32 High Street
Oct 2023 – Jan 2024
The Story
Our biggest gamble yet. This was a property we had been after for a very long time, as it housed our other business, County Goldsmiths Ltd, which specialises in antique jewellery.
We no longer wanted to be a tenant paying £80,000 per year. When we were given the opportunity to purchase it, the asking price was an eye-watering £1.1 million — so obviously we said yes, despite not having the money for the deposit, which meant we had to get busy.
There are two elements to this property. The shop has stayed as it is, while we now have full planning to turn all the floors above into what will become Shrewsbury’s best townhouse once complete.

The Story
We won’t lie, this has by far been our biggest battle, and a project this size is not for the faint-hearted.
It originally started out with planning for 25 units, however we went back and suggested that 37 units would be better.
Planning has recently been passed and the property will have a GDV — gross development value — of £6.3 million once complete, proving to be our biggest project to date.
The intention is to hand this property to a housing provider who will take it long-term.
The Lodge, Shawbury

The Story
We love this property. What started out as an expensive mistake has turned into one of our highest performing properties.
This started life as a lodge in a previous life, dating back around 350 years. When we purchased it, the property was run as three separate flats that hadn’t really been looked at since 1986. Safe to say, it needed some work.
£300,000 later, we turned it into one of Shropshire’s highest performing Airbnb properties. It sleeps 23 in total and has a cinema, games room, PlayStation room and hot tub.
What started life as a financial drain has become the star player within our group.
The Windmill
Nov 2023 – Mar 2024
The Story
What started as a flip has turned into a major Legacy residential project.
This started life as an old pub that had been converted into a family home around 25 years ago. When it came to market, Legacy immediately saw the potential.
This has been a huge project, with nearly £600,000 invested to date, and we are now in the final stages of completing the build you see in the visuals.
With a unique garden area, swimming pool and even a helipad planned, this has become far more than just another project.
20 High Street
May 2024 – Oct 2024
The Story
This property was never meant to be. While we were buying 32 High Street, this had been on the market for some time, so the seller dropped the price by £300,000 for a quick sale.
That meant we had to purchase this property at the same time as 32 High Street, so it was an expensive period.
The initial aim was simply to secure the building. It has since become one of the most important Legacy developments to date, becoming the purpose-built training academy while also creating four high-end apartments.
The financial figures on this were very strong, proving it to be a great decision.
Welsh Frankton Church

The Story
We bought the church for cash with the full intention of turning it into a stunning three-bedroom house. Planning took an age, and because of that we decided it was better to let someone else put their own stamp on it, so we sold it to a cash buyer.
We negotiated the purchase from £145,000 all the way down to £95,000. Planning cost roughly £15,000 and we sold it for £145,000 without touching it.
This was not a huge profit, but it proved that with a simple planning uplift, there is easy money to be made.
